Newton New Launch Supply in 2026: Should You Wait or Decide on Peck Hay Road?

By Davis Ng · · Updated

Anyone looking for a new home in Newton runs into the same question: is it worth waiting for more new launches in the area, or should you focus on Peck Hay Road? The answer below uses only government records: URA's tender and award notices for the site, URA's Government Land Sales (GLS) programme for the second half of 2026, URA's latest price index, and MOE's Primary One (P1) changes from 2027. Developer pricing, the unit mix and the launch date have not been announced yet, so contact us for the latest.

What is already settled at Peck Hay Road

The site has finished the GLS process. These facts are fixed by URA's notices and won't change at launch:

ItemWhat URA records
Tender launched9 April 2026
Tender closed11 June 2026, with four bids received
Awarded16 June 2026, to the highest tenderer, CDL Constellation Pte. Ltd. and Garden Estates (Pte.) Limited
Tendered priceS$542,400,000 (S$20,076.25 per m² of gross floor area, about S$1,865 per sq ft)
Site area5,513.5 m² (final area subject to cadastral survey)
Maximum gross floor area27,017 m²
Height limitsMid-rise zone 90 m SHD; high-rise zone 145 m SHD
Estimated homes315 (URA notes the developer's actual number may vary)
Lease99 years

The land price is what the developer paid for the site. It is not a selling price. The developer has not published a price list, unit sizes or a launch date. When we checked CDL's newsroom on 8 October 2026, it had no launch announcement for this site. Our price page shows the official figures once they exist and keeps third-party estimates separate and labelled.

Is more Newton supply coming soon?

Most new private homes in this part of District 9 come from state land, so URA's GLS programme is the best place to look for future supply. For the second half of 2026, URA announced 9 Confirmed List sites and 13 Reserve List sites. The Confirmed List can yield 4,745 private homes. None of the sites in URA's programme appendix is listed under a Newton or Peck Hay Road location.

The closest one by name is a Confirmed List site at Orchard Boulevard. URA describes it as near Orchard Boulevard MRT station, with about 110 homes, and its tender closes on 29 October 2026. That is a different location and a much smaller site, with its own tender timeline. It does not stand in for a home near Newton MRT.

The bigger long-term change is URA's Master Plan 2025 vision for Newton. It describes a mixed-use urban village next to Newton MRT Interchange, planned with 5,000 new homes around Newton Circus, Scotts Road and Monk's Hill. URA's page doesn't give a tender schedule or completion dates for those homes. They are a planning direction, not sites you can buy into today. Waiting for them means waiting for an unknown date.

What the latest price data does and does not tell you

URA's flash estimate for the third quarter of 2026 shows non-landed private home prices in the Core Central Region down 0.1%, after a 1.8% rise in the second quarter. URA says flash estimates may differ from the final figures, which it will release on 23 October 2026. These are region-wide index movements. They don't tell you what Peck Hay Road will cost. They only describe the market the project will launch into.

One thing that changed after July: P1 priority from 2027

Older advice on this topic suggested that living close to nearby primary schools would help with P1 priority. For three of the schools near Peck Hay Road, MOE has changed how that works. From the 2027 P1 Registration Exercise, Anglo-Chinese School (Junior), Anglo-Chinese School (Primary) and Singapore Chinese Girls' Primary School are among the 12 schools using MOE's Two-Track Scheme in Phase 2C:

  • Phase 2C places are split equally between children who live within 2 km of the school and children who live beyond 2 km.
  • Within each track there is no home-school distance priority. If a track is oversubscribed, places are balloted.
  • Across all schools except smaller-intake ones, reserved Phase 2C places rise from 40 to 60.

So being closer within 2 km no longer improves your chances in Phase 2C at these three schools. Exact distances depend on the development's final address, which isn't available yet. Check them with MOE's tools once it is.

A practical way to decide

  1. If you specifically want Newton MRT Interchange on your doorstep, URA's 2H2026 programme lists no other Newton site. The 5,000-home Newton plan has no published timetable. Peck Hay Road has already been awarded, while other Newton supply has no confirmed timing.
  2. If price is your deciding factor, there is nothing official to compare yet. Wait for the developer's price list on the price page rather than working one out from the land bid or the regional index.
  3. If unit size matters most, URA's 27,017 m² floor-area cap is shared by every unit. More large units would mean fewer homes than the estimated 315. Check the floor plans page for the confirmed mix when it is released.
  4. If school admission is part of the plan, use the 2027 P1 rules above, not older advice about distance priority.
  5. If you want to see the product before deciding, the showflat is not open yet and its dates have not been announced. Register on the showflat page to be notified when previews are announced.
